Home Buying Process and Forms

During the buying process there will be several forms and information you will need to review, read and keep for future reference and some will need your signature.

  1. Contract for Sale and Purchase
  2. Buyer’s Disclosure Statement
  3. Preliminary and Final Walk-through Form
  4. Energy Efficiency Brochure
  5. Property Utilities form
  6. Copy of HUD-1
  7. And other related forms necessary

During the purchase process there are several steps that most likely will happen.

  1. Home Inspection
  2. Air Condition Inspection
  3. Swimming Pool Inspection
  4. Other Inspections as needed (including soil testing if necessary)
  5. Survey
  6. Property Appraisal (by the lender)
  7. Title Search
  8. Title Insurance
  9. Home Insurance
  10. Lien Search
  11. Municipal Search
  12. Any other steps that may be necessary

Costs to consider:

  1. Home Inspection etc. – all items listed above will need to be paid either at the time of the service being provided or at the time of the closing.
  2. There may be some pre-paid expenses such as interest, taxes etc.
  3. Get a GFE – Good Faith Estimate from the lender who has to provide the most accurate information that he can.  A lot of it now controlled via government regulation and they cannot change or charge as they feel like.  AND THERE ARE PENALTIES IF NOT FOLLOWED.
  4. HOA/Condo Dues
  5. Doc Stamps
  6. Property Taxes
  7. Other applicable taxes
  8. Any other fees, charges, prepaids etc.
